2400 Kingsway is one of five sites owned by the City of Vancouver that is seeking rezoning under the Rental Housing on City Land – Public Benefits Pilot Rezoning Policy to deliver 100% market rental housing for people who live and work in Vancouver, as well as to generate long term revenues to address the infrastructure deficit. 2400 Kingsway proposes a transit-oriented, mixed-use commercial/residential development that will deliver 860 housing units, of which 35% will be family-size homes. The massing proposes a four storey podium with four towers ranging in height from 18 to 28 storeys. A wide variety of community benefits include a Neighbourhood House, child care, large plaza, performance stage, outdoor gathering spaces, children play areas, extensive landscaping and a rain garden feature. The historic 2400 Court neon sign is to be refurbished and reused as a civic marker to commemorate the historic 1940s auto court motel that presently occupies the site.
